Preventing Permanent Garage Floor Damage

Garage floors are often out of sight and out of mind. That is until you need them for something like having a garage sale, or when you want to use the space for something else, such as a studio or mini-apartment for short-term guests. The concrete floor in an unheated garage is often exposed to more of the elements than you might realize. Cracks and chipping concrete can create unsightly gaps that can let not only groundwater and humidity enter, but they can also provide an entryway for pests like ants, or even worse, termites.

What’s Wrong with Just Concrete?
While concrete is a durable and inert material, and it’s quite common and cheap to build with, it isn’t the best material for long term use. This is especially true in those climates where the temperature quickly fluctuates within a short period of time. Rapid fluctuations in temperature don’t give the concrete enough time to expand evenly, and this is a large part of the reason that cracks and crevices develop. Add to that the salt often brought into a garage during winter, and the concrete in even the most professionally installed garage floors will soon develop problems.

Holding Off on Damage to Your Garage Floor
Preventing this damage in your garage floor should be a priority in your home’s maintenance. The garage floor is often a major part of the home’s structure, and even if it isn’t, it is still the base for your garage itself, especially if it is a detached garage. This also is not something that should be put on hold until you’re in the stages of selling your home. Damage to the structure can be permanent, and create the need for additional repair work. This can be expensive, and is completely unnecessary simply because it’s quite preventable.

Prevention is Always Better than Repairs
One of the easiest ways to prevent this is by having a professional garage floor resurfacing done. An epoxy garage floor that can prevent any future cracks, crevices, chipping and flaking, and any other damage including pitting from developing in your garage floor is also another way to beautify your home. It can increase your living space, as well, if you so choose. There are other advantages to this, as well.

When professionally installed, an epoxy garage floor is created to local building codes, and can actually help lower your homeowners’ insurance rates. You might have to ask for the rate reduction, though. If you ever want to sell your home, having an epoxy floor in the garage can significantly raise your home’s price tag.

Professional installation is always preferred, as this is a permanent substance, and application may seem simple and straightforward, when it really can be complicated. Botching a job of this magnitude can create more problems than it will solve, and epoxy is not as easily cleaned up as paint is. Done correctly, a beautiful new garage floor could soon be your own.
